The APM will work alongside the Property Manager and provides assistance with all facets of Property Management. contracts.<\/li><li>Responsible for scheduling regular inspections of properties.<\/li><li>Participates in performance oversight of all service contractors who perform contract according to established procedures.<\/li><li>Access computerized financial information to resolve vendor and payment disputes.<\/li><li>Oversee maintenance of work order and purchase order systems.<\/li><li>Update and maintain office procedures in the property Operations Procedure Manual under the direction of management.<\/li><li>Ensure Certificates of Insurance for tenants and vendors are up to date.<\/li><li>Oversee the processing of management and maintenance staff hours, expense reports, check requests for review and approval.<\/li><li>Assist Property Manager with aspects of annual budgets preparation and monthly financial reports.<\/li><li>Draft and distribute memos, notices and other correspondence to tenants and vendors.<\/li><li>Respond to all communications within a 24-hour turnaround period.<\/li><li>Respond to tenant complaints and follow up on nuisance issues with residents.<\/li><li>Track all move outs while coordinating with Resident Manager on any damages and key returns.<\/li><li>Conduct business with the highest standards of personal, professional, and ethical conduct at all times.<\/li><li>Perform or assist with any operations as required to maintain workflow and to meet schedules.<\/li><li>Participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems, maintain specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines.<\/li><li>Ensure all safety precautions are followed while performing the
